Programme overview

A Serbia residence permit by investment allows foreign nationals to live legally in a country that is a candidate for EU membership. The minimum investment starts from EUR 5,000, making the programme one of the most accessible in Europe. Applicants may qualify by purchasing property or registering a company. Provided that all requirements are met, the residence permit is usually issued within three weeks. After three years of residence, applicants may become eligible for permanent residence and, subsequently, for Serbian citizenship, subject to the applicable legal requirements.

Property prices in Belgrade rise by approximately 6–9% per year, while rental yields range from 5.5% to 7%. After five years, the property may be sold without affecting the residence status. This makes the programme an attractive option for investing capital in a growing economy.

Owners of international companies

Serbia residence provides access to the markets of Turkey and the EU. A company can be registered through a simplified procedure and managed remotely without the owner’s continuous presence in the country. The corporate tax rate is 15%.

Families with children

Families with children

Serbia offers a quality of life increasingly aligned with European standards while maintaining relatively affordable prices for goods and services. The applicant may purchase residential or commercial property, with no statutory minimum value. In practice, properties priced from EUR 50,000 are generally recommended. The property may be rented out, generating an estimated annual yield of 5.5–7%. After five years, it may be sold without affecting the residence status.

Investment in a company

This option requires a contribution of EUR 5,000 to the company’s share capital, as well as proof of at least EUR 50,000 held in a Serbian bank account. The investor may act as the company’s sole employee and choose any permitted type of commercial activity.
