Program overview

The Greek Golden Visa is a residence-by-investment programme that has been available since 2013. It allows investors to obtain a Greek residence permit by purchasing real estate worth at least EUR 250,000. Golden Visa holders are not required to reside in Greece, and the permit allows visa-free travel within the Schengen Area for up to 90 days in any 180-day period.

The investor’s family members may also obtain residence permits in Greece. The permit is valid for five years and can be renewed. After seven years of permanent residence in Greece, the investor may become eligible to apply for citizenship. Greece is one of the few EU jurisdictions where investors can obtain residence through real estate investment.

Benefits of a Greek residence permit

What a Greek residence permit offers

Asset diversification

Protect your capital by investing in real estate within the eurozone. Gain access to the EU banking system and financial instruments, create a reliable entry point into the European market and generate stable rental income from your property.

A backup plan for your family

Secure the right to live in the EU without being required to reside permanently in Greece. The residence permit provides your family with a ready relocation option in the event of geopolitical instability in your home country, as well as access to a comfortable lifestyle and EU infrastructure.

Business mobility

Travel across Europe for business without visa restrictions. Open bank accounts and register companies in the EU through a more streamlined process. The residence permit can also support international tax planning, including the option to remain a non-tax resident, and facilitate the development of an international business in the EU with fewer administrative barriers.
